Bridge loans and direct purchases · New Jersey & New York
Dror Partners lends its own capital on investment and business property as short-term bridge financing, often called a foreclosure bailout loan, that pays off a defaulted mortgage before the sheriff's sale, so the property stays in your name while you refinance, sell on your own terms, or finish the project that stalled. If you would rather move on, we can buy the property directly at a fair price, with no realtor commission.

Why we exist
We have been where you are.
The people behind Dror Partners have faced the letters, the deadlines and the fear of losing property, and came through it. We built this company to give other owners what we needed then: a straight answer, real options and enough time to choose.
Our storyWhere you might be right now
New Jersey foreclosures move through the courts. Every stage still has a door.
STAGE 1
Notice of Intention to Foreclose
The lender's warning letter. You are behind, but no lawsuit has been filed yet.
The widest set of options.
STAGE 2
Summons and complaint
The lawsuit is filed. Homeowners living in the property generally have 60 days from service to ask for free court mediation.
Act on the mediation deadline.
STAGE 3
Final judgment
The court sets the amount owed and orders the property sold. You can still pay it off before the sale.
Bridge financing is built for this.
STAGE 4
Sheriff's sale scheduled
There is a date on the calendar. Time is short, but a payoff that closes before the sale stops it.
Send the form the same day.

What we do
Capital for the moment when the bank has said no
We look first at the property and how much equity it holds. A damaged credit score or a messy year does not end the conversation.
We lend only on investment and business property, in New Jersey and New York. We do not make loans on a home the borrower lives in. New York bridge loans
Foreclosure payoff bridge loan
Our core program. A short-term loan that pays your lender in full, ends the foreclosure case, and gives you time to carry out a clear exit: a conventional refinance, a planned sale, or rental income that has stabilized. Terms of 6 to 12 months.
Tax liens and partner buyouts
Clear a municipal tax lien, buy out a co-owner or settle an estate so one family member can keep the property.
Stalled construction and rehab
Finish a project that ran out of money before a lender could step in, so the property can be refinanced at its full value.
Time-sensitive closings
When a sale date or a contract deadline will not wait for a bank's 45-day process, we work to close in days, through a title company.
Bridge-to-sale financing
Borrow against the property while you sell it on your own timeline, so the sale is planned rather than forced.

Option two · We buy houses in New Jersey
If keeping it is no longer the goal, sell it to us directly
In New York, we buy investment and vacant property only.
Sometimes the healthiest move is a clean sale. We can make a direct offer on the property at a fair price. There is no listing, no realtor commission, no showings and no repairs. The money you would have paid in fees stays with you.
Get a cash offer| Listing with an agent | Selling to Dror Partners | |
|---|---|---|
| Realtor commission | Paid by you at closing | None |
| Repairs and clean-up | Often needed to attract buyers | We buy the property as it is |
| Showings and open houses | Weeks of strangers in your home | One walk-through |
| Buyer financing risk | Deals can fall apart at the bank | No mortgage contingency |
| Timing | Set by the market | Set around your sale date and your move |
| Sale price | Can be higher on the open market | Fair, explained line by line |
How we set the price
We start from recent sales of similar homes nearby, subtract the real cost of repairs we will make, and show you every number. You are welcome to get your own appraisal or an agent's opinion to compare.
What the sale pays off
At closing, the title company pays your mortgage, any arrears, liens and taxes. Whatever equity remains is paid to you, not to us.
A real sale, never a trap
This is a full purchase at a written price. We never offer to "hold" your deed while you rent the home back on a promise you can buy it later. That arrangement is a common rescue scam.
Time to think it over
You get the offer in writing and time to review it with an attorney or a family member. There is no fee and no obligation to accept.

How it works
From first request to closing
Tell us where things stand
Send the form below. We ask for the address, the amount owed, the stage of the case and any sale date. The conversation is free and confidential.
We evaluate the property
We request the payoff figure, estimate the property's value and look at how a loan would be repaid. If the property does not fit our lending or buying criteria, we say so plainly.
You get our terms or offer in writing
Rate, fees, length and every condition, or the purchase price and closing date, on one page in plain English. Take it to your attorney. There is no charge to receive it.
We close and the foreclosure ends
Closing runs through a licensed title company. Your old lender is paid directly and the case is dismissed. With a loan, the deed stays in your name. With a sale, you leave with your remaining equity and a clean record.
How we work
Four promises we make to every owner
Two transactions, your choice
We can lend against the property or buy it, and we put real numbers on both. Loans are for investment and business property; if you borrow, your name stays on the deed. If you sell, it is a full sale at a written price, never a deed handed over on a promise.
The door is open before the fee is
No application fees and nothing paid upfront. You pay at closing, from the loan, only if you choose to go ahead.
Every term is witnessed and written
One clear term sheet, a recorded mortgage and a title company at the table. Nothing important is said only out loud.
Free programs are listed first
New Jersey's free mediation and counseling programs are listed on this site, with links, so you can try them before you borrow from anyone.
Before you borrow from anyone, including us
New Jersey offers free help. Use it.
These programs cost nothing and can lower a payment or buy time. A private bridge loan costs more than a bank loan, so it makes sense only when these doors are closed or time has run out.

How to spot a foreclosure rescue scam
Families in distress attract bad actors. Walk away from anyone, including us, who does any of the following:
- Asks you to sign over your deed without a full purchase price, or promises you can "rent it back" and buy it back later.
- Wants money before doing any work.
- Tells you to stop talking to your lender or your attorney, or to send mortgage payments to them instead.
- Guarantees they can stop your foreclosure, or pressures you to sign the same day.
New Jersey requires foreclosure consultants to be licensed and bonded by the Department of Banking and Insurance. You can check any company at nj.gov/dobi.

Questions
What owners ask us first
Will I get less selling to you than listing with an agent?
Possibly. The open market can bring a higher price. A direct sale trades some of that upside for certainty: no commission, no repairs, no buyer backing out and a closing date that beats your sale date. You are free to compare our written offer with an agent's opinion before you decide.
Can I sell to you if I'm already in foreclosure?
Yes, as long as the sale closes before the sheriff's sale. The purchase money pays off your lender through the title company and the case is closed.
Does my credit score matter?
Less than you might think. We base the decision mainly on the property's value, the amount owed and a realistic plan to repay. Credit history is one factor, not the deciding one.
How fast can you close?
It depends on the title search and how quickly your lender sends a payoff letter. Many files can close within days once those are in hand. If your sale date is close, put the date in the form so we can move it to the front of the line.
What does it cost?
Rates start at 11.99% a year, interest-only, with 2 to 4 points paid at closing out of the loan. A bridge loan costs more than a bank mortgage because it moves faster and takes on more risk. Your exact rate and fees will be in the written term sheet before you commit to anything. There is no fee to apply and nothing to pay upfront.
What if I don't have enough equity?
Then our loan or offer may not work, and we will say so. The free state programs listed on this site, or a New Jersey attorney, may be able to help with other options.
Are you a foreclosure consultant?
No. Dror Partners lends its own money and buys property for its own account. We do not negotiate with your lender, servicer or the court on your behalf, and we do not charge fees for foreclosure advice. If you want someone to represent you, speak with a New Jersey attorney or a free HUD-certified housing counselor.
Are you a law firm or a government program?
No. Dror Partners is a private company. We are not attorneys, we are not affiliated with any government agency or with your lender, and we cannot give legal advice. We encourage every client to have an attorney review the terms.
What areas do you serve?
We are based in Freehold, Monmouth County, and work across New Jersey and the New York metro area, including New York City and Long Island. We lend only on investment and business property in both states. In New York, we buy only investment and vacant property.
Do you lend on a home I live in?
No. Dror Partners lends only on investment and business property. If you live in the home, New Jersey and New York both offer free foreclosure counseling, and in New Jersey we may be able to make a direct cash offer for the home.
